Our Model

Our investment model is designed to deliver high returns with minimal risk. Learn about our secure investment opportunities and how we can leverage your Cash, Self-Directed IRAs, HELOCs, and home equity to improve your returns.


As a franchisee with HomeVestors of America (pioneers and owners of "We Buy Ugly Houses"), we maintain a steady stream of off-market opportunities. 


We leverage investment partners in 2 key ways:

  • Active Investors - to maxmize efficiencies in our operations, we sell some of our inventory off-market to active investors ("flippers") at great prices.
  • Passive Investors -  we transform underutilized capital or equity that's losing value due to inflation, into profitable investments. By leveraging funds from our Private Lender network, we finance the acquisition and renovation of our projects more cost-effectively than traditional lending sources. This strategy allows our capital investors to realize stable and consistent annualized returns of 8-12%, all secured by real estate.

How does it work?

  1. Place your excess cash from savings, retirement accounts, or home equity with Pathfinder Holding.
  2. We apply it to the purchase of properties and give you a mortgage and 1st Lien position on our real estate.
  3. We make interest-only payments to you each month (typically at 8-12% interest) while we renovate and market the property.
  4. We either Sell or Rent & Refinance the property into long-term debt returning your initial capital within 3-6 months from original investment.
  5. Then Rinse & Repeat for mutual benefit.

Our sweet spot tends to be in the 60-100% of the Median home price in any given city, area, or zip code.  Our bread and butter are homes you'd think of as perfect for "First Time Home Buyers".  In West Michigan, that means most of our projects are purchased for under $100,000 and resold for $150,000-250,000.  However, we encounter a wide array of opportunies which have included $400,000 homes in upscale neighborhoods and waterfront lake properties.


While that is the secret sauce, we do have several different marketing channels and connections for finding and purchasing our off-market deals. One key contributor is our affiliation (as a franchisee) with HomeVestors of America - America's #1 Home Buyer.  Through their 30 years of marketing expertise in locating and assisting distressed homeowners, combined with our local networking and additional channels, we maintain a steady stream of off-market opportunities.


Through our management company Mitten Escapes, we offer full and partial management services for Short-Term Vacation Rentals.  In this interest rate climate, we are not currently holding or managing mid-term or long-term rentals.
